Raising funding for a property development or investment can be a tedious process. Most financiers require a substantial amount of equity from a client and won’t disburse the funds unless you comply with a long list of complex conditions. Often clients are also forced to raise their senior, mezzanine and equity debt separately, which further complicates the fundraising process.

In light of this, Sasfin Commercial Property Finance has identified the need for a single funding solution that provides the senior debt as well as a portion of the equity required. In addition, and equally as important, we are far more flexible in the pre-disbursement conditions relating to pre-sales or pre-lets. This means that you can implement your project a lot faster, with less equity than you would traditionally need.

Sasfin Commercial Property Finance operates across various sectors of the property market including:

  • Residential developments and rental schemes
  • Retail
  • Industrial
  • Office
  • Retirement
  • Student accommodation
  • Social housing in partnership with SHRA (Social Housing Regulatory Authority)
  • Specialised properties e.g. healthcare sector, filling stations
  • Our “sweet spot” is to fund loans ranging from R30m to R100m, but we can consider larger facilities in certain circumstances.
  • Raising fees are market-related for similar funding products.
  • Since we take more risk than a senior debt funder, we generally require some level of equity or profit participation in the underlying project being funded. This level generally ranges between 20% and 40%, and is assessed per transaction relative to the specific risks and returns.
  • For SHRA deals, our preference is to fund Other Delivery Agents (ODAs) and not Social Housing Institutions (SHIs).
